All developers understand the need to create inventory that meets today’s market demands. But when your challenge is to convert large apartments for occupants who share space, can you make accommodations that unlock untold amounts of dollars from a building? Sure you can, but only if it’s done efficiently. Here are a few tips that we at The Behin Group consider a solid place to start:
- Size Matters: Keep dimension in mind. Don’t go below 8 x 10 feet for bedrooms if you can help it.
- Closets and storage: Sometime there’s simply no room for a closet. Don’t make yourself crazy. Get an armoire from Ikea and everyone will be happy.
- Light and Air: Proper ventilation conforms to building codes. If you need to split up a living room, use transom windows or French doors to allow light and air to come through.
There’s a tremendous amount of value to unlock in older housing stock, it’s just a matter of doing it right, and I’m happy to answer any questions you might have.
